We all hear the commercials on the radio and television making
unbelievable promises about low interest rates, and low payments
"regardless of your credit history, income, bankruptcies or
foreclosures. When you hear the phrase "no problem",
you can almost bet that once you start the loan process, these
issues will begin to become "difficult" and often result
in something about "the great deal" changing dramatically from what you were originally
promised. So, you may find that "no problem" could
mean a "big
problem" for you.
We don't work that way
We are mortgage professionals, and if we are going to
represent you in structuring the best loan programs that fit your
unique situation, we have to ask you the hard questions up
front. Don't hate us - it's just our job. We have to understand your situation and goals and
objectives if we are going to improve your financial situation.
We need to understand...
- Current mortgage situation; balance owed, monthly payments,
interest rate and terms, time since purchase or previous
refinance...
- Income and employment; steady or seasonal employment, easily
documentable income or difficult to prove...
- Credit issues; behind in payments, low credit scores,
bankruptcies, foreclosures...
- Any other special considerations that you can bring to our
attention, that need to be addressed.
Remember, every one of our Clients is trying to improve their
financial situation. We are all human, and few of us have a
perfect credit history. So please keep in mind that just because we may
ask an embarrassing question or two, it does not mean you are left with no
options. In fact, you will be surprised at how many options
you actually DO have!
The Importance of the Live Interview
We prefer to talk with our Clients, in live,
"one-on-one" conversations. A phone call or an
in-person interview in our office is the most effective way for us
to gather information. However, we understand that most
homeowners have busy schedules. Therefore, to streamline the
