JDC Financial Corporation is a California Corporation, licensed with
the California Department of Real Estate, and doing business as (dba)
Mortgage and Lending. We are currently providing residential
mortgage loan brokering services for homeowners in California.
We work for YOU.
We are a Residential Mortgage Broker, which means we are working for
YOU, and not the bank. Working closely with you, we
summarize
and document your needs. Then, researching through hundreds of loan programs,
and negotiating
with dozens of lenders, we structure customized loan programs that are the right fit for you, with the best
rates and terms available.
We educate and inform.
Think of us as interpreters. Lenders are continually creating new
types of loan programs to remain competitive. While they may
sound attractive
at first glance, they may not be the best fit for the Client. We take the time to explain EVERY condition of
your loan, so you know exactly WHY we are recommending a particular program to you. We
provide facts and clarity. No smoke and mirrors.
No upfront cost.
Nearly all of our home purchase and refinancing loans can be
structured so your ONLY out of pocket expense will be for your
home's appraisal, a fee which is typically between $350 and $400; and that only
takes place AFTER you are satisfied with the loan program we
offer you and want us to move ahead.
We keep things simple.
Our Client comes first. So, you will NOT find interest rates or
loan program charts or tables posted on our website because they change
constantly and we have better things to do than update our website.
There are
plenty of other mortgage sites that like to overwhelm you with
facts and figures, and if you are looking for
them, simply bookmark our page (we
know you will be back), and
then search Google
for "mortgage rates" and you will be
overwhelmed by the results. Also, we think you will enjoy not having annoying
sounds, animations or pop-up ads as you navigate our website.
No surprises.
After our interview and we structure the customized,
pre-approved loan programs, we present them to you in writing. The rates
and terms we present will be the same as the rate and term on the loan
documents you sign. What you expect, is what we deliver.
Low overhead.
We are mortgage professionals in the business to help homeowners, like yourself, improve
their financial position. We do not use company profits to sponsor
rock-and-roll bands, NASCAR automobiles, or run commercials on TV
or radio. Like you, we do not like spending more money than
necessary.
We work at your speed.
If
you want us to move quickly, we will. If you want to take your
time, we understand. We are a small organization with strong
relationships with many investors and bankers, and
operate with no internal quotas and no pressure. We are
flexible and adapt to your sense of urgency.
